_Eight landlord software products priced for the same 25 units on their own pricing pages, with the rent payment fees counted and named for who pays them._

For a landlord with 25 units, the eight products below cost between $33.25 and $276.50 a month once the fee on each rent payment is counted. On five of them the fees can be passed to the tenants, and on one free plan the tenants pay all of it.

We read each vendor's own pricing page and help center between 20 and 26 October 2026, priced the same 25-unit portfolio on every product and added the fee each unit's rent payment carries. The headline price on a pricing page leaves that fee out.

## The figure, product by product

TurboTenant Pro is the cheapest month at 25 units, and DoorLoop's monthly minimum makes it the dearest.

| Product | Plan at 25 units | Plan a month | Rent payment fees a month | Who pays the fees | The month |
|---|---|---:|---:|---|---:|
| TurboTenant | Pro, 11–30 units (yearly only) | $33.25 | $0 | No fee on Pro | **$33.25** |
| Rentec Direct | Pro | $50 | $0 | No fee on Pro | **$50** |
| RentRedi | Monthly Plan | $29.95 | $25 | Tenant, by default | **$54.95** |
| Avail | Unlimited (free) | $0 | $62.50 | Tenant | **$62.50** |
| TenantCloud | Growth | $35 | $43.75 | Tenant | **$78.75** |
| Landlord Studio | Pro | $41.40 | $62.50 | You or the tenant, your choice | **$103.90** |
| Buildium | Growth | from $192 | $33.75 | Landlord | **from $225.75** |
| DoorLoop | One | $239 | $37.50 | Your choice | **$276.50** |

The fees are one bank transfer of rent per unit a month, the cheapest way each product takes rent online. Prices are for monthly billing where the vendor offers it.

## Free is paid by the tenant

Avail's Unlimited plan costs the landlord nothing, and each tenant pays $2.50 for every bank transfer of rent. At 25 units that is $62.50 a month, or $750 a year, leaving the rental. [Avail's support pages](https://support.avail.com/article/what-fees-do-tenants-pay-when-using-avail) list the fee and say the paid Unlimited Plus plan waives it. Unlimited Plus is [$9 a unit a month](http://web.archive.org/web/20261005035028/https://www.avail.com/pricing), $225 at 25 units.

TurboTenant's free plan works the same way: its [pricing page](https://www.turbotenant.com/pricing/) shows a "$2 fee" for a bank transfer on Free and "Free" on Pro. At 25 units, Free's tenants pay $50 a month in transfers, more than the whole Pro plan at $33.25.

That is why the fees stay in the figure whoever pays them. A tenant who pays $2.50 to send rent is paying for the landlord's software.

## Every vendor counts units differently

No two of the eight scale the same way, which is why a list of entry prices ranks them wrong.

- **One price for any count.** [RentRedi](https://rentredi.com/pricing/) is $29.95 a month for unlimited units. Its tenants pay $1.00 a bank transfer by default, per [its help center](https://help.rentredi.com/en/articles/4474091-convenience-fees-for-rent-payments).
- **Yearly tiers by unit count.** [TurboTenant](https://www.turbotenant.com/pricing/) sells Pro at $199 a year for 1–10 units, $399 for 11–30 and $699 for 31–60, billed yearly only.
- **A base with units included.** [Landlord Studio](https://www.landlordstudio.com/pricing) Pro is $15 a month with 3 units, then $1.20 for each extra unit: $41.40 at 25. Its [rent collection page](https://www.landlordstudio.com/features/online-rent-collection) puts a bank transfer at $2.50, paid by you or your tenant.
- **A flat plan with a cap, then per unit.** [Rentec Direct](https://www.rentecdirect.com/pricing) Starter is $25 flat for up to 10 properties. Pro is $2 a unit with a $50 minimum, and includes one free incoming bank transfer per property a month.
- **Caps on leases, not units.** [TenantCloud](https://www.tenantcloud.com/pricing) Starter holds 10 leases, Growth 30, Pro 60. The tenant's transfer fee falls as the plan rises: $1.95, $1.75, $1.50.
- **A monthly minimum.** [DoorLoop](https://www.doorloop.com/pricing) One is $3.00 a unit billed monthly with a "Minimum of $239 per month", so 25 units pay the minimum.
- **Starting prices only.** [Buildium](https://www.buildium.com/pricing/) shows Essential "starting at $62/month" and Growth "starting at $192/month". Buildium's [own blog](https://www.buildium.com/blog/best-commercial-property-management-software/) puts Essential at up to 20 units, so 25 units means Growth, and the figure is a floor.

Sorted by the plan price alone, Avail is first and Rentec Direct sixth. Counted with the fees, Rentec Direct is second and Avail fourth.

## Yearly-only plans are flagged

TurboTenant sells Pro only on a yearly bill, so its $33.25 is $399 divided by twelve, paid up front. A landlord who wants to pay month to month cannot buy that price. Where a vendor offers both, we use the monthly price and name the yearly one beside it: RentRedi drops from $29.95 to $12 a month on its annual term.

## What one tenant pays in a first year

The tenant's side ranks the eight differently. On the same plans, we count a screening once, when the applicant pays or the landlord can make them pay, and twelve rent transfers when the tenant pays or the fee can be passed on.

| Product | A tenant's first year | Made of |
|---|---:|---|
| Rentec Direct | $18 | the screening; transfers free on Pro |
| Avail | $30, plus the screening | 12 × $2.50 in transfers; Avail publishes no screening price |
| Buildium | $35 | the screening when passed on; the landlord pays the transfers |
| TurboTenant | $45 | the screening; transfers free on Pro |
| RentRedi | $51.99 | a $39.99 screening and 12 × $1.00 |
| DoorLoop | $53 | a $35 screening and 12 × $1.50, both the landlord's to pass on |
| TenantCloud | $61 | a $40 screening and 12 × $1.75 |
| Landlord Studio | $75 | a $45 screening and 12 × $2.50, both the landlord's to pass on |

Card payments, income checks and optional rent reporting are left out of both tables. The tenant chooses them. They are not small: on the [2024 median rent of $1,487](https://www.census.gov/newsroom/press-releases/2025/acs-1-year-estimates.html), a 3% card fee is about $45 a payment.

## How we price a month

The rule is the same for every product, so the figures compare.

- **The portfolio.** 25 units, all let, one landlord, one rent payment per unit a month by bank transfer. We also price 5 units and 50 on each listing. The Census Bureau's [2024 Rental Housing Finance Survey](https://www.census.gov/content/dam/Census/programs-surveys/rhfs/2024-rhfs-infographic.pdf) counts properties, not portfolios: 82.9% of US rental properties are a single unit. No public source counts how many units one landlord owns, so 25 is our choice, the size a small landlord grows into.
- **The plan.** The cheapest public plan that collects rent online, keeps each tenant's ledger, takes maintenance requests and reports income and expenses by property. TurboTenant's Free and Essentials plans keep accounting reports for Pro, so they do not take part.
- **The fees.** The bank-transfer fee on each rent payment, at the plan's rate, whoever pays it, shown as its own part.
- **Regular prices only.** Trials, first-month offers and coupons are left out.
- **Floors are marked.** A plan sold only as "starting at", with no published price for 25 units, is shown as "from".
- **Left out of the month.** Screening and application fees are per applicant, so they are in the tenant's table. Listing add-ons, renters insurance and setup fees are in neither.

Landlord Bench compares software. It is not legal, tax or financial advice, and we never say whom to rent to.
