Avail, Innago, RentSpree and TurboTenant offer tenant autopay with reminders before rent is due and price 50 units, two at no cost to the landlord.
At 50 units, Avail and Innago cost the landlord nothing a month. Renters carry the payment fees instead. On Avail they pay $2.50 a bank transfer, which comes to about $125 a month between them. On Innago each bank transfer carries $2 on the payer side. RentSpree bills the landlord $8.99 a month, month to month, for the same portfolio. TurboTenant prices 50 units by the year, at $299 a year on Essentials.

What this collection covers
All four let tenants turn on recurring rent payments themselves. The reminders differ. Avail sends one a few days before rent falls due. Innago emails tenants ahead of the due date, again on the day and once more when rent is late. TurboTenant emails before rent is due and tells the landlord when a payment is missed. RentSpree sends reminders before the due date, which the vendor presents as the way late rent stops happening. Late fees are supported on all four.

Other landlord software on Landlord Bench meets one of those two conditions at most. The four are listed A to Z by name. Before buying, check whether renters or you carry the payment fees. Check the billing period too: TurboTenant's 50-unit plans are billed for the year. RentSpree's pricing page gives no unit count for any plan, so confirm 50 units on the plan you pick.

$8.99 a month, month to month, covers 50 units on RentSpree, since no plan on its pricing page states a unit count. The rent charge is waived on Landlord PRO. RentSpree says listings and TransUnion screening are free. The gaps: bank sync is partial and tenants cannot pay rent in cash.

Fifty units fall in TurboTenant's 31-60 band, priced at $299 a year on Essentials or $699 a year on Pro. It suits self-managing landlords with 1 to 50 units, so a 50-unit portfolio sits at its upper edge, and unit caps apply in part. Move-in and move-out inspections are covered.
