A standing free tier is referred to on the bank sync and dashboard pages (up to 2 linked bank accounts, iOS and Android apps included) and in the billing FAQ ('cancel and let your account expire back to the Free Plan'), but it is not on the rate card and its property allowance is never stated. The advertised way in is a 7-day trial of the Unlimited plan with no credit card.

What we checked on Rentastic
What the price is based on
A flat monthly subscription with a property allowance rather than a charge for each rental unit: the cheap plan covers two properties, the dearer one covers any number, and nothing is billed per tenant.
Core $5/mo 2 properties · billed annually at $60/yr … Unlimited $19.83/mo Unlimited properties · billed annually at $238/yr
rentastic.io/pricingChecked
Minimum units or minimum fee
The published rate card names no minimum number of properties and no minimum monthly spend; the entry plan is sold for as little as two properties at the full listed price.
For landlords with a few doors $5/mo 2 properties · billed annually at $60/yr

Unit caps
The cheaper plan is capped at two properties and two linked bank accounts, so a landlord with a third property has to move up to the Unlimited plan, which lifts both caps.
✓ 2 properties, 2 bank accounts

Promotion and regular price
yearly shown monthly: the headline figures of $5 and $19.83 a month are yearly prices divided out, and the vendor prints the regular month-to-month rates of $7 and $29 directly beneath them.
Prefer to pay monthly? Core is $7/mo and Unlimited is $29/mo — annual billing saves about 30%.

Online applications
A digital application link can be sent to an applicant and the replies collected in one place, with the finished application kept on the applicant's profile; the price to the applicant is never published.
Online applications — send a digital application link and collect everything in one place
Tenant screening
Screening covers criminal and eviction history, identity, a full credit report and income, and the landlord decides at request time whether the applicant pays; the reporting agency behind it is never named and no price is published.
Background checks — criminal history, eviction records, and identity verification; Credit reports — a full credit profile including score, payment…
Income verification
An applicant's income can be confirmed against the landlord's own requirement as part of the screening pack; the vendor publishes no price for it and no method, only that it happens before a decision.
Income verification — confirm applicants meet your income requirements before moving forward
Leases signed online
A lease can be sent for signature from inside the product, signed on any device, and the signed file is filed against the tenant and the property; a landlord may upload an existing lease instead of using the built-in template.
Once you've found the right tenant, send your lease for e-signature directly from Rentastic. Tenants sign from any device — no printing, no scanning,…
Rent collected online
Rent is not collected here. The bank link is read-only by design, so rent has to be paid somewhere else and only shows up afterwards as an incoming transaction matched to a tenant and property.
Read-only access — Rentastic can never move money
Income and expenses by property
This is the core of the product: income and expenses are kept per property in IRS-aligned categories, and a profit-and-loss report can be previewed and then handed over as a PDF or a spreadsheet file.
Generate a P&L for a single property or roll up your entire portfolio into one report. Either way, every line item maps to an IRS Schedule E category.
Schedule E report
Reports are built around the Schedule E categories throughout, but the plan cards put the Schedule E and Schedule C reports themselves in the dearer plan and leave the cheaper one with a plain profit-and-loss report.
Yes. The Unlimited plan includes both Schedule E (rental properties) and Schedule C (business income) reports.
Bank sync
Accounts are linked through Plaid and new transactions arrive on their own each day, with the first import reaching back up to two years; the link is read-only and the login details never reach the vendor.
Rentastic works with 12,000+ financial institutions — national banks, regional banks, credit unions, and credit cards.
Bank accounts from the vendor
The vendor does not open or hold any account for a landlord. It reads transactions from accounts the landlord already has and states plainly that it cannot move money at all.

A bank account per property
Rent cannot be routed anywhere by this product, since it only reads accounts; what the plans limit instead is how many accounts you may link, two on the cheaper plan and any number on the dearer one.
On the page: Bank-level security through Plaid, bullet list
Receipts
Receipt scanning is listed on the entry plan, and a photographed receipt attaches to the transaction itself, which is in turn tied to a property and stays attached when the amount is split.
Receipt upload — attach a photo of your receipt directly to the transaction for clean records
Team users
Extra logins are free and unlimited in number, but every one of them is view-only: an invited accountant, bookkeeper or partner can read and export, and there are no staff roles that can enter work.
No. Shared access is strictly read-only. Your accountant can view and export, but cannot modify any data in your account.

Tenant app
Tenant communications are listed as a feature of the dearer plan only, and nothing on the site describes a place where a tenant logs in to pay rent or raise a repair.

Renters insurance
Proof of insurance can be uploaded and kept on the tenant's profile among their documents, but nothing says the product can require a policy, check it or warn you when it lapses.
Uploaded documents (ID copies, references, insurance)
AI features
The AI does one job, sorting imported transactions into the right tax category for you to confirm, and it is sold with the dearer plan; it does not answer tenants or write anything.
AI auto-classify — Rentastic suggests the right IRS category for each transaction (Unlimited plan)
Free plan or trial
A standing free tier is referred to twice, keeping two linked accounts and the phone apps, but it is absent from the rate card and its limits are never set out; the advertised way in is a seven-day trial instead.
Free accounts can link up to 2 bank accounts. The Unlimited plan removes that cap so you can connect every account across your entire portfolio.
Sign up without a sales call
Sign-up is entirely self-service with an email address and no payment details, and the vendor says setup takes under ten minutes; there is no demo booking anywhere on the site.
No. Start your 7-day trial with just an email address. Add a payment method only if you decide to keep going.

Contract and cancelling
Both plans can be paid month to month or yearly, cancelling is done inside the account with no contract, and there is a seven-day money-back window on a card payment.
Cancel within 7 days for a full refund — no questions asked. Cancel anytime from within your account with no contracts or obligations.

Getting your data out
Transactions and the three financial statements export as PDF or spreadsheet files, including from the accountant's read-only login, and the vendor says data stays exportable after a trial ends.
You choose a plan to keep going, or walk away — your data stays exportable either way.
