What the price is based on
Two shapes side by side: Starter is a flat $25 a month for ten or fewer properties, while Pro and the property manager edition charge per rental unit, $2 and $2.50 each, on top of a $50 monthly floor that both editions pay in full below that count.
Rentec Pro and PM cost scales based on unit count: Pro at $2/unit per month, PM at $2.50/unit per month. Rentec Starter is a fixed $25 per month.
Rent payment fees
Pro and the property manager edition include one free incoming bank transfer per active property each month, with extra payments at $0.50; Starter pays $2.00 a payment. Cards run 3.50% on Starter and 2.95% on Pro and the property manager edition, and the vendor lets you choose whether you or the tenant pays the card fee.

What your tenants can be charged
On the larger editions a tenant can be charged the eighteen dollar screening report if you pass it on; twelve rent payments by bank transfer and the credit reporting are free to them.
It is your option to either pay for the reports yourself, or include the cost in your application fee to the tenant thereby letting them pay for it.
Minimum units or minimum fee
No minimum number of rental units is required, but Pro and the property manager edition carry a $50 monthly floor, so a portfolio under 25 units on Pro or 20 on the property manager edition pays that floor in full; Starter has no floor beyond its flat $25.
Rentec Pro and PM have a $50 monthly minimum. Rentec Starter is a fixed $25 per month. Annual payment discounts are available.
Unit caps
The cheapest edition stops at ten properties and ten tenants, so an eleventh unit forces the fifty dollar edition; above that, properties and tenants are unlimited.

Partial payments
You set whether online rent must arrive in full, so part payments can be blocked or allowed as you choose when tenants pay through the portal.
You can decide if you will accept full or partial rent payments from your tenants when they pay rent online.
Rent paid in cash

Rent reported to credit bureaus
On-time rent can be reported to the credit bureaus through RentReporters, signed up by the tenant in their portal, and the vendor says it costs its clients nothing.
