Who pays for screening
The landlord chooses at checkout: selecting Bill My Applicant moves the charge to the prospective tenant, otherwise the landlord pays by card, and every package row is labelled for either payer.
Just select “Bill My Applicant” at checkout and instead of billing you for the report, we’ll charge your prospective tenant.

How fast the reports come
Reports unlock immediately, but only once the applicant answers the emailed request and verifies identity, so the wait depends on the applicant; skipping that step needs credit bureau underwriting that takes five business days to set up.
The report is unlocked immediately after your applicant provides authorization.

Free to the landlord
There are no membership or setup fees and an account can be opened at no cost; billing the applicant leaves the landlord paying nothing for the report itself.
TenantAlert is 100% free for all landlords, property owners and real estate agents.

Order without a sales call
Ordering is online with no call or application for the emailed-authorization route, yet the instant direct-access route requires bureau underwriting, submitted documents, a home or office inspection and a $59 inspection fee.
Underwriting takes 5 business days to set up and requires you to submit documents (driver’s license, phone bill, voided check, rental applications)…
